Investor Toolkit Limited-Use License

All prompts, templates, checklists, guides, worksheets, training materials, and related original resources made available through the REI Compass™ Investor Toolkit are collectively referred to as “Toolkit Content.”

Toolkit Content is owned by Bold Muse Agency, LLC, the owner and operator of REI Compass™, except where third-party content is expressly identified.

Toolkit Content is licensed, not sold.

Subject to these terms and an active REI Compass™ membership, Bold Muse Agency, LLC grants the individual member a limited, revocable, non-exclusive, non-transferable, and non-sublicensable license to use Toolkit Content solely for the member’s own real estate investing, property research, deal evaluation, and investment-management activities.

This license does not transfer ownership of Toolkit Content or grant the member copyright, trademark, resale, distribution, teaching, sublicensing, or commercial-publication rights.

An authorized member may:

• Use Toolkit Content to research and evaluate properties for the member’s own investing activities
• Customize prompts with property-specific facts and assumptions
• Enter or paste prompts into ChatGPT, Claude, Perplexity, or another third-party AI service solely for the member’s authorized investing use
• Save, print, or download permitted materials for the member’s own reference
• Retain ownership of independent property analyses, reports, notes, calculations, and investment decisions created through authorized use of Toolkit Content

Use of a third-party AI service remains subject to that provider’s terms, privacy practices, and data policies.

The member may not, directly or indirectly:

• Sell, resell, sublicense, license, rent, lease, or charge others for access to Toolkit Content
• Give away, share, distribute, transmit, post, publish, or publicly display Toolkit Content, whether paid or free
• Share Toolkit Content with business partners, employees, contractors, clients, students, coaching participants, members of another group, or unauthorized users
• Repackage Toolkit Content into a course, coaching program, membership, workshop, webinar, certification, lead magnet, download, template pack, prompt library, software application, chatbot, or other product or service
• Present Toolkit Content as material authored or owned by the member
• Upload Toolkit Content to a public website, public prompt library, file-sharing service, third-party marketplace, group-purchase platform, social-media group, online community, or public forum
• Use Toolkit Content to develop, train, improve, populate, benchmark, or operate a competing product, prompt library, AI agent, membership, software platform, or educational program
• Remove or conceal copyright, trademark, ownership, licensing, attribution, watermark, or access-control notices
• Circumvent download restrictions, account controls, membership limits, or security measures

These restrictions apply whether Toolkit Content is copied exactly or modified, paraphrased, reformatted, reorganized, translated, combined with other materials, or presented under a different name.

The member may submit Toolkit Content to an AI service only to generate outputs for the member’s own authorized investing activities.

The member may not use Toolkit Content to:

• Create a public or shared AI assistant
• Train or fine-tune an AI model
• Build a commercial chatbot or competing platform
• Populate a public prompt database
• Provide prompt-based services to clients or third parties

Access to the Investor Toolkit, updates, new materials, downloads, member support, and future versions is available only while the member’s REI Compass™ membership remains active and in good standing.

After voluntary cancellation, a former member may continue using Toolkit Content lawfully downloaded during an active membership solely for the former member’s own investing activities.

The former member receives no right to updates, new versions, further downloads, support, redistribution, teaching, resale, client use, sublicensing, or commercial use.

Bold Muse Agency, LLC may suspend or terminate access for a material violation of this license or the REI Compass™ Terms of Use.

Termination does not transfer ownership of Toolkit Content or eliminate restrictions against resale, redistribution, publication, teaching, sharing, sublicensing, or competing use.

Unauthorized use may result in:

• Suspension or termination of REI Compass™ access
• Removal from associated programs or communities
• Denial of future access
• Enforcement of available contractual, copyright, trademark, and other legal rights

Refund eligibility, if any, is governed by the applicable REI Compass™ Terms of Use and refund policy.

Members retain ownership of independent deal analyses, notes, calculations, reports, and investment decisions created through authorized use of Toolkit Content.

Completed member-generated outputs must not be labeled as proprietary Toolkit Content.

The underlying REI Compass prompt, template, framework, checklist, or instructional material remains protected.

Requests to use Toolkit Content for a team, company, client service, coaching program, course, professional training, educational presentation, software product, or other use outside this license require prior written approval.
